The Weatherford Planning and Zoning Commission held a public hearing and approved a conditional use permit (CUP 26-0002) for a liquor store larger than 5,000 square feet proposed at 1015 North Main.
City planning staff (Sergio) presented the application on behalf of the applicant, Pravin KC, describing a plan to demolish the existing building and erect a two-story steel-and-stucco structure on a 0.309-acre parcel. Staff noted the proposed building height would be about 30 feet, below the C-1 district maximum of 45 feet, and that the developer proposes five more trees than ordinance requires for landscaping. Staff recommended approval with conditions.
Commissioners asked whether this was the same site that previously raised concerns about a door being close to a church; staff replied the sites differ and that this site meets the Texas Alcoholic Beverage Commission (TABC) distance requirements, including the 300-foot door-to-door distance from churches and schools. Commissioners also inquired about parking and delivery-truck circulation; staff said the site meets minimum parking requirements and that delivery drivers would be responsible for maneuvering on site while staff ensures emergency-vehicle access during site review.
After the public-hearing period (no public commenters addressed the item), the commission moved to accept the staff recommendation and approve the CUP as written, including the conditions noted in the staff report. The chair called for a vote and the motion passed unanimously.
The approval includes the staff-documented conditions; staff will coordinate required follow-up actions associated with the permit and any building permits or inspections necessary before occupancy.
