Green board approves modified signage variances for Sergeant Clean Car Wash

The Green Board of Zoning Appeals on Sept. 19 approved modified sign variances for Sergeant Clean Car Wash at 3673 Maslin Road, permitting expanded building signage and several directional signs after the applicant agreed to remove one proposed roundabout approach sign for separate review.
The board took up BZA2024-24 after the applicant team — architect Greg Seifert and owner Brian Kruszewski — described signage changes tied to a renovation and a new "express interior cleaning" service. Seifert said the project repurposes earlier signs taken down when a quick-lube portion of the building was demolished and replaces an older shield logo with a new version on the building.
Seifert told the board the business is vehicle-focused, which drives the need for clear wayfinding. "We're an impulse business," owner Brian Kruszewski said, explaining that many customers remain in their cars and directional signage helps keep vehicle flow and safety on site.
Planning staff and the board reviewed the numerical totals and found errors in the original application. Staff said correcting a mislisted 36-square-foot sign to 20 square feet and removing one building sign reduced the area variance. The applicants agreed to remove the 20-square-foot roundabout approach sign from the current application and reapply separately so the board could review size, wording and placement.
Board member [Board member (S7)] moved to approve the modified application — recorded on the record as a total-area variance change that results in permitting approximately 369 square feet of signage where 262 square feet is allowed, three directional signs of the specified sizes, and two directional signs up to 4 feet in height where 3 feet is the maximum — and the board voted 3–0 to approve.
The board flagged the roundabout sign as a safety and readability concern and asked the applicant to return with a revised sign study if they choose to reapply. The applicant said they would work with staff on alternative sizing and wording and come back for a separate application.
The board’s approval allows the applicant to continue on-site work and return later with a revised application for the roundabout sign.
