Board allows larger outbuilding, footprint and height variances for Mayfair Road property

The Green Board of Zoning Appeals voted unanimously on Sept. 18 to grant three variances for a property at 4919 Mayfair Road. The board approved: (1) a variance permitting 2,592 square feet of accessory use (92 sq ft over the 2,500 limit), (2) a variance allowing a detached garage footprint 912 sq ft larger than the primary structure, and (3) a 6-foot height variance permitting a 24-foot detached garage where 18 feet is normally allowed.
The applicant described the lot as secluded, with a long driveway, equipment needs including side-by-sides, trailers and a bucket truck used for maintenance of a log home, and said the larger building is primarily for storage and equipment maintenance. Neighbors Todd Baker and Jim Abbott came forward to speak in favor, noting the structure would be hidden from the road and that the property is well maintained.
Board members asked about materials (the applicant said brown steel siding with a matte black roof) and whether the increased size would be visible from public rights-of-way; neighbors and the applicant said the building would be set back and mostly out of sight. After public comment, a committee member moved to grant all three variances, a second was recorded, and the clerk called the roll for a 4–0 vote in favor.
The approvals are subject to standard permitting reviews and do not alter other code requirements.
