The Green Board of Zoning Appeals voted unanimously on Sept. 18 to grant a variance allowing Rembrandt Homes to exceed the city’s 2,500-square-foot accessory-area limit and install an in-ground pool totaling 3,200 square feet at 4730 Pinecrest Drive.
Rembrandt’s sales manager told the board the pool was part of a larger project that also included a detached 2,400-square-foot garage; together the detached garage and pool pushed accessory area over the code limit. He said the parcel is large, sited at the end of a cul-de-sac, and that the building footprint would still be consistent with the site’s setting.
Board members discussed the parcel’s size and how the code’s numeric cap applies; one member asked whether the ordinance provides flexibility based on lot acreage. The board noted the 2,500-square-foot cap is a clear numeric limit but moved that the parcel context and proposed design supported granting the variance.
A committee member made the motion to grant the variance, a second was recorded, and the clerk called the roll for a 4–0 vote in favor. The board did not list additional conditions beyond usual permitting and review.
Rembrandt Homes may proceed to building permit review consistent with the approved variance.
