South Miami design board approves walk‑up ATM at United Community Bank on Sunset Drive

The City of South Miami Design Review Board voted unanimously to approve a revision that adds a recessed, walk‑up ATM to the United Community Bank building at 5880 Sunset Drive.
Mark Alvarez of the City of South Miami planning staff presented the revision and described it as "an ATM machine on the front of the property facing the sidewalk" that is recessed about "a foot and a half" into the building. Alvarez said the change does not alter the approved glazing or massing and that staff found the revision consistent with the property's TSDD zoning and the Hometown Overlay (Article 7) standards.
Alvarez told the board the building was previously approved (DRD2502 on 01/21/2025) and is under construction; the submission before the board is a limited revision to add the walk‑up ATM and contains no other building changes. He said staff examined the sidewalk pedestrian path, fenestration and glazing and found no negative impact from the recessed unit.
A board member asked whether the ATM addition reached a threshold requiring board review or whether staff could have handled it administratively. Alvarez said there is no specific numeric threshold and that staff "brought it back in an abundance of caution" because an earlier administrative approval followed a meeting where the board lacked a quorum.
A motion to approve the revision was made and seconded; the board voted in favor. Those recorded on the roll call included Mariano Corral; Vice Chair Daniel Guerra; Christian Rodriguez; Brad (surname not specified); Urban (surname not specified); Angel Lopez; and Chair Javier Bina. The applicant representative thanked the board, saying the bank looks forward to joining the community.
The board also approved its May 5, 2026 minutes and noted the next meeting is scheduled for Tuesday, June 2, 2026, at 8:30 a.m. The meeting closed after a brief personal remark by a board member offering condolences to acquaintances and urging routine health checks.
