The City of South Miami Planning and Zoning Board voted on Aug. 13 to recommend approval of a waiver of plat that would split 5400 Southwest 63rd Avenue into two parcels and preserve the existing one‑story house on the front lot.
Marcus (staff) summarized the application and the code criteria under section 20‑4.2 of the Land Development Code, noting the proposal would create a front lot of 28,057 square feet and a rear lot of 15,235 square feet, both with about 138.5 feet of frontage. Staff said the proposed front structure would remain in compliance with setbacks and other LDC requirements but that a wooden shed straddling the proposed lot line would need to be removed or relocated. Staff also identified specimen trees (numbers 27, 35 and 42) potentially affected by the splits and said tree‑removal permits would be required if those trees are to be removed.
Applicant Robert Kramer told the board he owns the property and intends to remodel the existing home for his family while creating the rear lot for a second one‑story house. "I'm requesting to subdivide the lots in such a way that 28,057 square feet will remain on the lot fronting 63rd Avenue," Kramer said, and summarized the rear‑lot size and shared frontage.
No members of the public offered comment on the item and the board moved to approve the waiver recommendation with the conditions outlined by staff. The motion passed as recorded in the transcript.
