Officials say multiple developers are exploring Fletcher Town Center; traffic analysis expected

Mark, the town manager, told the council on July 8 that he and other staff have seen an uptick in interest for the Town Center redevelopment site. He said Lewis Real Estate Group remains engaged and that the town has submitted an express-design request to the regional MPO to assist Lewis with traffic mitigation — a step that may trigger a traffic-impact analysis and could take several months once the MPO forwards the request to the Department of Transportation.
"Tristan from the MPO, Tristan Winkler, thought September" would be when the MPO forwards the request, Mark said, and DOT would process the submission in the months after that. Mark said Lewis may pursue a phased development approach and that a meeting with Lewis representatives, including Martin Lewis and engineer Will Buie, is scheduled for July 15.
Mark also said the town has been in contact with Impeccable Development (brought in by Retail Strategies contact Joshua Davis), a local-contacted Equity Development/Comet Construction representative (Barney Danzanski), and Dewey Property Advisors of Asheville, each of whom has taken information about the town center vision and may submit proposals. He circulated a draft magazine article about Fletcher and said he would share copies when the piece is published.
Councilors did not take any formal action on development agreements at the meeting; staff said they will report back after the upcoming developer meetings.
