Commission recommends Stoney Creek Phase 5 final plat to city council pending performance bond

The Green City Planning & Zoning Commission on March 18 voted to send a favorable recommendation for the Stoney Creek Phase 5 final plat to city council, contingent on the developer providing a performance bond and the finalized street-name change.

Jeremy Rosen, the project representative, said Phase 5 is the final phase of the Stoney Creek subdivision and “consists of 27 lots.” He told the commission that the developer hopes, “assuming we receive all our approvals, the goal would be to start construction June, July, of this summer.” Rosen also summarized prior work and additional lots the developer is adding: he said earlier phases delivered 31 lots, and counting purchased and planned model-home lots the portion his firm will add totals about 67 homes.

Staff reported the plan complies with the Land Development Code for lot sizes, frontage and setbacks, and that the lots will be served by public water and sewer. Staff recommended the commission forward a favorable recommendation to city council but requested the street name change be finalized and the required performance bond submitted for staff review before recordation. Rosen asked for clarity about when the bond must be in place; staff said the city’s legislation specifies a bond amount and the developer must submit the bond for review.

Commissioners moved and approved a motion to recommend the final plat to city council pending receipt and review of the performance bond and completion of required ministerial items. The recommendation means the item will go to city council for final action.
