The Green City Planning & Zoning Commission approved a variance that will allow a lot split at 4450 Mayfair Road. The applicant, Gerald Federin, said he seeks to purchase a roughly 3.45‑acre flag portion of a 5.6‑acre parcel to build a house toward the rear of the lot and connect to a sanitary line located on adjacent golf course property.
Planning staff explained that the parcel’s flag‑lot configuration creates a depth‑to‑width ratio that does not meet standard requirements for a sanitary‑served lot. Staff noted the sanitary line is just off the rear property line on the golf course and recommended granting the variance given the parcel geometry and existing conditions.
The applicant also reported that an existing oil well facility on the frontage is currently capped and that the equipment owner intends to remove components; staff said any easements should be shown on the survey and plat documents. The commission approved the variance with a motion that conditioned approval on submission of survey documents for review and indicating all existing easements on the plat.
