The Middletown Planning Commission voted to approve a site plan for a 26,048-square-foot office and warehouse addition to the existing building at 241 Middle Street, an application submitted by Stone Resources LLC (SPR2025-66).
Gennaro Martarelli, representing Stone Resources, told the commission the company is shifting more shipping to in-house trucks and needs expanded receiving and warehouse space. He said the project would relocate receiving to the west side of the building facing Middle Street, add roughly 18 parking spaces that were shown on earlier approvals but not yet built out, and accommodate modest future growth. Martarelli said lighting would be building-mounted and aimed at loading areas, and that his engineers were completing calculations for an existing detention pond; based on field observations they expect it will meet Middletown engineering runoff requirements.
Commissioner Sebastian Giuliano moved to approve the plan, noting the proposal continues to meet the 60-foot buffer/setback interpretation used on the original 2007 approval. Commissioners asked about traffic and drainage. Martarelli said the company expects a small staffing increase (about three to four employees) and that, in a high-growth scenario, truck trips might increase by roughly eight per day; he characterized the net change to traffic as insignificant under typical operations. On drainage, staff and the applicant said engineers are finalizing calculations; staff said the commission could condition approval to ensure the drainage requirement is satisfied.
Commissioner Elizabeth Emery said she voted in favor "only because we didn't allow for a provision on the drainage that that requirement had to be met," signaling conditional support tied to the pending drainage documentation. The motion passed on roll call.
Staff said it will follow up with Economic & Community Development and the applicant to document post-approval drainage verification and any required conditions or permits.
