The City of Green Planning and Zoning Commission on Dec. 17 recommended conditional approval of a revised monument sign for Atlantic Foods at 5571 Global Gateway, contingent on the applicant receiving a variance from the Board of Zoning Appeals for a 5-foot front setback and accommodating any necessary utility easement work.
Noah Saran, representing Arco National Construction, presented the design, saying the sign is a masonry-block monument with a stucco face painted to match the building and black metal lettering; directional text and the address were added. Saran acknowledged the sign sits 5 feet off the right-of-way and said the applicant will pursue the required variance.
Planning staff told commissioners the sign’s height, width and face area comply with the Airport Commerce District standards, that no engineering or external agency reviews are needed for the proposed modification, and that the Design Review Board had recommended approval pending verification of the setback. The staff report recommended conditional approval subject to the applicant obtaining the variance and removing, relocating or replacing the sign if utility work within the easement requires it.
Commissioners asked the applicant to confirm that the sign would be moved if utility work required it; the applicant agreed. With no public comment, a commissioner moved a favorable recommendation of conditional approval contingent on variance approval. The commission approved the motion by roll-call vote.
The conditional recommendation now requires the applicant’s receipt of a variance from the Board of Zoning Appeals and any final engineering approvals before permits are issued.
