Board OKs rear setback variance so family can add accessible addition

The Green Board of Zoning Appeals on Nov. 21 granted a 4.14-foot rear setback variance to allow an addition to be built 55.86 feet from the rear property line where a 60-foot rear setback is required.
Andrea Schex introduced the application on behalf of the homeowners and identified herself as the contractor; she explained the addition was expanded to make bedrooms and a bathroom wheelchair-accessible for a family member who recently had a stroke. “To be able to get everything that they needed, to be able to have the bedrooms large enough, to be able to get a wheelchair around that, get in and out of the bed,” Schex said.
Schex said the lot drops off in the rear and that neighboring houses would not be able to see the addition, reducing concerns about visibility or privacy. The board confirmed there were no neighbor comments on the record and had no further substantive questions.
A board member moved to grant the requested 4.14-foot variance; another member seconded. The clerk called the roll and the members present voted yes, approving the variance and allowing the homeowners to proceed with the design and permitting process.
The board cited the relevant residential site development standards in GCO chapter 157 (referenced in the hearing as section 157.101-1) when discussing the request. The applicant was advised to follow standard permitting procedures with city staff.
