Planning committee previews repeal and replacement of Sheetz TIF; new TIF estimated at $2.9M in improvements

Planning, Community and Economic Development Committee members previewed two ordinances on Aug. 13: one to repeal the 2005 TIF agreement for the Sheetz at 1651 East Turkeyfoot Lake Road (which has been demolished) and another ordinance to establish a new TIF for the rebuilt store.
Committee chair Mr. Spade said the previous TIF was established in 2005 and the new parcel will be developed with an estimated improvement value of about $2,900,000. Staff stated the new Sheetz is expected to be open toward the end of October and that any taxes collected (potentially starting in 2025) could be used for public improvements along Massillon Road corridor and related intersections.
The committee also noted a public hearing scheduled at 7 p.m. for ordinance 2024‑11, a rezoning of roughly 1.17 acres at 728 Moore Road; discussion on that ordinance was deferred to the public hearing.
Ending: The committee indicated it will move ordinance 2024‑09 and 2024‑10 forward at the appropriate time in the regular meeting agenda.
