A larger refund addressed an overpayment applied to Block 37 Lot 4 (378–404 Stuyvesant Ave.): the council authorized returning $159,361.05 to Oak Capital Group, LLC plus $9,402.30 in interest. Separately, Land Track Title LLC will receive $3,608.20 for a duplicate 2025 Q2 posting on Block 345 Lot 21 (69 Durand Pl.), and lienholder FIG 20, LLC was authorized a refund of $134,343.97 for subsequent Q1/Q2 2025 payments with a re‑opening of those tax amounts.
