The Cranford Planning Board granted conditional use approval May 6 for an interior reconfiguration at 10 South Avenue East (PB26‑001) that will add a residence across the first and second floors while retaining two small offices in the front. Applicant Michael Maggio, represented by attorney Frank Guagliardi, said he will live in the property and that client traffic is remote; the businesses will not have walk‑in customers.
Architect Rich Pierce described the plan: the residence will include a kitchen, living room and bedroom on the first floor and a bedroom on the second floor, with separate rear access for the residence and front access for the businesses. Pierce said the renovation does not increase the number of plumbing fixtures, will not expand impervious surfaces, and includes restriping and driveway sealing. He also testified a front‑entry chair lift for ADA access would cost roughly $5,000. The property has four parking spaces in the rear and the team said they will provide cost estimates for the ADA improvements.
During deliberation Board members expressed support; Mayor Miller Prunty moved to grant the conditional use and the bicycle‑rack exception and Mr. Jandoli seconded. The motion passed on roll call with affirmative votes from Nordelo, Ms. Pedde, Commissioner Black, Mr. Callahan, Mr. Jandoli, Mayor Miller Prunty, Mr. Leber and Mr. Dunn and no opposition. The Board recorded no variances were requested. The Board noted follow‑up items for staff, including documentation of ADA improvements and final parking restriping details.
