County approves revised site plan for outdoor power equipment business on East 1500 Road

The Douglas County Board unanimously approved a revised site plan on March 25 for Hynan (Hyndon) Outdoor Power Equipment at 1795 East 1500 Road.
Avery Kerner, a county planner, presented the changes: the property was consolidated with adjacent acreage (totaling roughly 11.04 acres) to accommodate a large west-side building addition, expanded parking with new landscaping (five trees and 15 bushes), a 2,200‑square‑foot open carport/display structure for outdoor equipment, and removal of an existing detention pond. Staff reviewed drainage and photometric updates, and the public-works director advised that, because the enlarged parcel reduced the site’s impervious percentage, on‑site stormwater detention was not required for the proposed improvements.
Applicant Dustin Baker, one of the property owners, said their tenant operates the retail outlet and currently employs six people; the tenant expects to double to about 12 employees after the expansion. Commissioners asked about parking counts and ADA spaces; staff confirmed a corrected site plan and a recorded combination survey were provided earlier that day.
A commissioner moved to approve site plan SP‑25‑50042 with staff conditions already met; the board approved the motion unanimously.
Next steps: staff will finalize permitting and the applicant will proceed with building and site work under the approved plan and standard county conditions.
