Sarah Roberts, manager at Standard Plumbing Supply, told the Cedar City Planning Commission she wants the parcel at 1133 South Main Street consolidated as commercial rather than divided between residential and commercial uses.
Roberts said the property currently functions as storage for her business and noted that the general plan already designates the site for highway services. "We want to make that all commercial property, all one piece of commercial property instead of having half of it residential and half commercial," she told the commission.
Staff and commissioners discussed notification for neighbors. A staff member said one notification may have been missed and that, while the neighbor was verbally contacted, the commission should be aware that a party could file a legal challenge within 30 days after council approval if adequate notice was not provided. The staff member warned, "there is a slight risk if he comes in and disagrees with you that he'll have 30 days after the council approves the zone change to have it sued and undone." Roberts and commissioners proceeded after confirming outreach and the item was recommended for approval by voice vote.
The commission closed the public hearing with no public commenters and voted to recommend approval of item 7. The commission chair then moved to adjourn the meeting.
