Lee said the 2022 dataset showed about 89.22% occupancy and a subsequent manual inspection peaked at 91.76%, a net increase of roughly 2.54 percentage points over several years.
Staff explained that Wildwood’s relatively small commercial footprint (about 700,000 square feet of retail and office space) magnifies the impact of single large openings or closings, so local vacancy optics can appear worse than in larger neighboring municipalities. Committee members noted that this characteristic means business retention is especially important; staff outlined potential tools such as targeted business outreach, business forums and device‑ID/geofencing studies to better understand customer flows and daytime activity.
Staff also recapped business engagement initiatives dating to 2023: a business forum (now biannual), a ribbon‑cutting program for businesses that lack chamber resources, and sign‑code adjustments that resulted from business feedback. The committee asked staff to consider additional studies and advised balancing the cost of specialized data tools against expected benefits.
Staff also provided updates on specific businesses: Lucky Dog Central will close this Friday; JB Wellness recently closed and relocated to Ellisville; ArchCity Mattress and Mattress Dogs recently opened new locations; and Bespoke Physical Therapy intends a grand opening on 06/25/2026.
