Montague Committee introduces three zoning amendments to expand live/work and agricultural uses

The Montague Township Committee on Aug. 13 introduced three zoning ordinances intended to modify district boundaries and broaden permitted accessory and agricultural uses.
Ordinance 2024-12 would adjust the boundary of the Route 206 Center District and expand the area included in the Live/Work district. Ordinance 2024-13 would amend R-3 (low-density residential) rules to add sheds, gazebos and buildings used for agricultural purposes as permitted accessory uses. Ordinance 2024-14 would add garages and sheds and allow buildings and land uses for agricultural purposes on lots larger than five acres in the Live/Work district.
All three measures were approved for introduction on unanimous roll call votes, with motions to introduce made and seconded by committee members. The ordinances were presented as first readings; no public hearing or final-adoption votes were recorded at this meeting.
Why it matters: The changes, if adopted, would expand where small-scale agricultural structures and accessory buildings may be placed in the township and change the mapping of the Route 206 center area, which can affect property owners, future site planning and review requirements.
