The Planning Board voted unanimously July 7 to approve Outerland Holdings LLC's application to expand an existing contractor's yard with accessory office space at 348 and 350 Old Meeting House Road. Applicant Kevin Clauer told the board the team had added bollards, retained a gravel area at conservation's request, and adjusted handicap parking locations in response to prior comments.
The board's findings, read into the record, said the site is about 7.37 acres and exceeds acreage minimums for the proposed use. The approved plan calls for a new 4,000‑square‑foot office ancillary to the contractor's yard; 28 paved parking spaces (one more than the minimum required 27), plus a 22‑space gravel overflow lot and a separate 28‑space gravel area for equipment, trucks and trailers. Conditions listed in the motion include: construction per the approved plan, inventory of allowed equipment to match the attached inventory list, hours of operation limited to 6 a.m. to 6 p.m. Monday through Saturday, no on‑site fabrication, and the standard three‑year lapse for permits that are not put into substantial use.
One board member noted the approved plan keeps the contractor's yard elements set well back from the street so the residential character of the road is preserved. The site plan review included waivers for traffic, landscape and lighting submissions; the board granted the waivers subject to the conditions read into the record.
The board closed the public hearing and approved both the special permit and the site plan review in consecutive motions; vote counts were unanimous.
