River Ridge Board authorizes RG Architects subconsultant for two gatehouse redesigns; design billed as deferred cost

At its Oct. 22 meeting the River Ridge Community Development District approved authorizing Bowman Consulting to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses serving the River Club and related complexes.
Eric Long summarized RG’s familiarity with the community (RG previously designed the River Club, Racquet Center and Golf Club complexes) and said the gatehouses will receive a ‘facelift’ rather than be demolished. The Board discussed zoning, elevation changes and the need for a new elevation certificate; Mr. Krebs said he may have construction plans submitted with the Development Order.
The Board discussed booking the $62,500 expense as a reimbursable, to be invoiced to the CDD when financing is issued, and noted that design and permitting are expected to take 12–18 months. Mr. Pires said the motion would authorize Bowman to retain RG as a subconsultant under Bowman’s standard terms and to allow the Chair to execute documents after review by District Counsel and the District Manager.
On motion by Mr. Blumenthal, seconded by Mr. Mountford, the Board approved the authorization. Mr. Long will lead the project and Mr. Blumenthal will serve as the Board liaison for communications and monthly updates; renderings and 3D visual aids were described as part of RG’s deliverables.
The Board discussed subcontract markup practices and noted the existing agreement would control if it provided a lower markup than a typical 15% Subconsultant Agreement. The Board did not set any financing or construction start dates beyond the stated 2026 target for construction initiation in related discussion.
