Developers seek letter of support for 48‑unit Granite Peak senior affordable housing; commission agrees to draft and review

Bill Markovich of Markovich Development and Tom Mantrack of Thomas Development presented a proposal for Granite Peak, a 48-unit senior affordable housing project, and asked the commission to provide a letter of support for Montana Board of Housing funding applications due in early August.
Markovich said the project would add two-story senior housing (24 one-bedroom, 24 two-bedroom units) on an already-developed campus and noted the site is largely shovel-ready with utilities, storm sewer and road access in place. Tom Mantrack described how Montana’s qualified allocation plan and the state board’s emphasis on shovel-readiness favor sites with completed due diligence and demonstrated infrastructure. Markovich said the project would not require direct county funding and that the development team is competing for scarce tax-credit resources.
Commissioner Morgan and others requested a formal process: developers agreed to work with commission staff to draft a letter that the commission would review and potentially adopt at its July 15 meeting. Commissioners expressed broad support for additional senior affordable units and asked for documentation that would highlight Butte’s preparedness and infrastructure investments to distinguish the application in the statewide evaluation process.
The commission concurred and placed the communication on file (12–0), and staff agreed to coordinate the draft letter and bring it back for final action.
