Planning Commission approves Plaza Garibaldi expansion and outdoor dining with landscaping and plan conditions

The commission approved a special approval for Plaza Garibaldi Real Estate, LLC to build an addition and outdoor dining patio at 2675 Dixie Highway.

Director Jeffrey Polkowski summarized staff review of the proposal, noting the existing building is legal non‑conforming but the addition meets setback requirements and the project generally meets the zoning parking requirement. Owner Ardit Jubani said the building—owned for about 14 months—needs updates and the project will improve curb appeal and ADA access. Architect Tim Nelson said existing mature trees would be used to satisfy landscaping where possible. Mr. Jubani said intended occupancy after the addition will be 125; he indicated willingness to comply with any fire department requirements and said the Fire Department had approved the submitted plans.

Commissioner Gary Wall asked staff to consider a drain near a natural area; the applicant said they will clear debris and plant native wildflowers. The Planning Commission approved the special approval unanimously with conditions that staff comments be addressed prior to final approval, staff finalize site plan details, the commission reserves revocation rights for code violations, and landscaping requirements be modified consistent with the submitted plan and staff review.

The owner and architect will coordinate with staff on final engineering and landscaping prior to final sign‑off.
