The Williamson County Board of Zoning Appeals on May 28 voted to re‑approve a special use permit for a self‑service storage facility on Shelbyville Highway, granting the request with several staff‑recommended stormwater and signage conditions.
Aaron Holmes, Planning Department, presented the staff report and site photos and reminded the Board of prior hearings on the property. Applicant Kelsey Magee of T‑Square Engineering said a new potential buyer prefers enclosed storage buildings rather than the prior plan for open RV and trailer parking. "This potential developer is more interested in having enclosed storage facilities to have the RV’s, trailers, etc. covered," Ms. Magee said. She also confirmed the proposed buildings would be 16 feet tall and that there would be no on‑site attendant.
The Board approved the special use "in accordance with Section 5.01(E) and Section 11.03(D)(15) of the Zoning Ordinance" and adopted additional stipulations recommended by staff: execution of a Stormwater Maintenance Agreement; submission of an Operation and Maintenance Plan for stormwater improvements; submittal to and approval by the County Engineer of stormwater calculations and the grading and drainage plan; and signage to be approved per the Ordinance. The motion was made by Andrew Ring, seconded by Matthew Roberts, and passed by unanimous voice vote.
The approval continues a long‑running review of the site; staff emphasized that the Board's authority in this matter is to consider consistency with the Special Use and Zoning requirements and the site plan presented. The stipulations place responsibility on the developer to finalize engineering for stormwater and drainage before construction proceeds.
Absent public speakers during the hearing, the Board concluded with procedural confirmations of the conditions and moved on to subsequent agenda items.
