The Williamson County Board of Zoning Appeals denied a request for a rear-yard setback variance for a home at 5813 Bridget Court on Feb. 26, 2026, after concluding the application failed to meet zoning setback requirements and the board's variance standards.
The request was filed on behalf of homeowners Randy and Justine Dell by a builder. Jeff McCoy read the staff report and John Bledsoe, Codes Compliance Director, displayed aerial imagery, the site plan and property photos for the board.
Randy Dell told the board he had provided a letter of support from neighbors and approval from his homeowners association. "I had a letter of support from my neighbors and approval from my HOA," Dell said, and gave the documents to the board.
Board members questioned whether the proposed covered patio could be located to the side of the house. Dell cited septic tanks as the reason for siting the patio at the rear; Bledsoe clarified the board's regulatory concern: "The roof makes it part of the principal structure. Therefore, it is included in the building setbacks." Secretary Karen Emerson-McPeak moved to deny the variance, saying the request did not meet the setback requirement in Article 10, Section 10.03 or the variance standards in Section 5.02. Matthew Roberts seconded the motion.
With no public speakers at the hearing, the board approved the motion by unanimous voice vote. No further conditions or appeals were recorded in the meeting minutes. The board then moved to the next agenda item.
