Following presentations from three shortlisted developers, Hollywood’s commission voted to grant the Local Government Area of Opportunity (LGAO) designation to Pinnacle Vista, a Pinnacle Housing proposal on State Road 7, to enhance its competitiveness in the Florida Housing Finance Corporation (FHFC) 9% tax‑credit cycle.
Staff said all three proposals—HTG’s Midtown Residences and Mosaic Hollywood and Pinnacle Vista—meet FHFC eligibility criteria, but each has tradeoffs: Midtown is site‑plan‑approved and could move quickly; Mosaic proposes to clean up an existing blighted storage/junkyard site; Pinnacle submitted a transit‑oriented, development‑ready site on the 441 corridor backed by prior successful Pinnacle projects in Hollywood. Commissioners debated readiness, neighborhood impacts, corridor revitalization and the chance element of FHFC’s scoring and lottery process. After discussion, the commission approved Pinnacle Vista by a 6–1 roll call and asked staff to work with HTG and other applicants on acquisition/cleanup options should they not be funded.
What the LGAO means: The designation gives one applicant a meaningful local preference that FHFC treats as a competitiveness factor in a competitive funding round. Staff noted the FHFC application deadline is August 12 and that the LGAO designation increases the likelihood an application from Hollywood receives funding in a two‑award Broward County round.
