The Planning Board on July 7 approved a minor subdivision modification for 202 Sage Street that will convert the site to a mixed-use development with 10 dwelling units and one commercial space, up from eight residential units and multiple commercial spaces.
John Stewart of Pliskin Day Land Surveyors, representing owner Brett Soucy, told the board the project included interior renovations allowing two additional residential units, updated parking striping and revised buffer yards and plantings. He described the parking layout and said the applicant intends to add vegetation to meet buffer-yard standards.
Board members asked about a concrete parking divider (Jersey barriers) and whether it remains; Stewart said the applicant plans landscaping or a large planter in place of the concrete barriers so residents and commercial users have safe and delineated parking. Staff and the city engineer had reviewed the final subdivision plat and submitted reports in advance of the meeting.
After findings and section-by-section motions confirming compliance with applicable code sections on parking, buffers, pedestrian safety and landscaping, the board voted by roll call to grant the land development permit for the minor subdivision. The decision included the condition that the applicant execute any required agreements and record the approval as required by code.
Next steps: The applicant will finalize remaining landscaping and parking details in coordination with staff and proceed to code enforcement for next steps.
