The Ferrysburg Zoning Board of Appeals on March 12 voted unanimously to approve variances requested by Rich Karnes that allow an 8-foot east side-yard setback and increased lot coverage (43 percent) to build an addition, patio and sport court at 17694 170th Avenue (parcel 700309455021).
The applicant told the board he had been approved previously but allowed the earlier variance to lapse; he said he was reapplying with substantially the same materials. Board discussion referenced satellite imagery showing narrow, wedge-shaped lots in the neighborhood and noted the house was built in 1952, predating the current owner.
Staff summarized a planning packet dated April 1, 2024, walked through the six variance standards, and stated staff had no objections per the 04/01/2024 packet. The staff member said the property is pie-shaped and currently nonconforming on the east side, and that creating a recreational area (the proposed sport court) was noted positively in the report.
A board member moved to approve the variances, another seconded, and the board recorded unanimous yes votes. The motion passed.
The board and staff did not record any special conditions beyond the usual permit requirements; the staff report emphasized the standards-based findings must be included in the written minutes. The meeting then moved to reports and adjourned at 7:20 p.m.
