Commission tables facade approval for 33211 Grand River, asks applicant for material samples

Representatives for downtown offices at 33211 Grand River presented proposed facade renovations to modernize the building without changing its footprint. Joshua Scherzer of the NCS team said the plan retains the existing brick and increases window sizes, adds a thinner metal awning and lighting between windows to improve curb appeal for future tenants.
Kristen Hatfield of OHM reviewed the submittal and found the proposed changes comply with applicable facade and zoning standards. Her review noted a few technical items (screening rooftop mechanical equipment if present; clear glass for windows) and asked the applicant to bring color and material samples to the planning commission for final review.
Commissioners expressed concern that the renderings on screen and printed plans did not sufficiently show true color and material texture. Because the applicant did not have physical color/material samples available at the meeting, a commissioner moved to table the decision and ask the applicant to return with a brick sample and paint swatches. The motion to table carried by voice vote.
The applicant agreed to provide samples and return at a future meeting for final action.
