Romeoville trustees approve multiple development plans and an Airport Road water agreement

The Village of Romeoville Board of Trustees on Wednesday approved several development projects and an intergovernmental water agreement, advancing construction plans for industrial and retail space and authorizing coordination with the Grand Prairie Water Commission on a water main connection.
Planner Mr. Potter presented a concept plan from Lakeview Court Partners for a 22,729-square-foot light industrial building at 1200 Lakeview Court in Wyndham Lakes. Potter said the lot is zoned PB (planned business), the design anticipates a single tenant, site access is proposed from Lakeview Court and Lakeview Drive, and 20 parking spaces are planned. "They're in the process of addressing the comments and getting final development plans," Potter said, adding the developer hopes to start construction in late summer or early fall.
Potter also described a final development plan amendment from OM Group to revise signage at the southeast corner of Weber Road and Normantown Road for a planned three-tenant retail building (including Hawaiian Bros and Crispin Green). The proposed multi-tenant sign would be about 18 feet tall and roughly 150 square feet with a masonry base and landscaping; Mr. Potter said the new sign would be smaller than the prior freestanding sign on the property and that Planning & Zoning recommended approval.
On nearby lots in Rose Plaza, Mr. Potter presented a final development plan for an 11,254-square-foot multi-tenant retail building on Lots 1 and 2, noting the design includes up to seven tenant spaces (actual tenant count will depend on leasing), 82 parking spaces that meet code, a drive-through end cap with outdoor dining space, masonry construction, and landscape buffers. Developer Nash Dafala attended the meeting and was available to answer questions.
Village counsel/representative Mr. Vogel described an agreement with the Grand Prairie Water Commission to coordinate construction of the Commission's main and a short segment of village-owned main to connect to the village reservoir at Airport Road. Vogel stated the construction cost for the Commission's portion was $150,000 and that the total deposit being requested (including allowances for potential change orders) was stated in the transcript as approximately $166,500.
Trustee Griffin moved approval of a consent agenda that bundled the items above along with minutes, bill schedules, multiple resolutions accepting public improvements, and several purchase and construction contracts; Trustee Paul Minor seconded. The board voted on the consent agenda and the motion carried. Mayor John Nook thanked staff and developers for the investment in the community and noted upcoming public notices ahead of demolition and construction activity.
