The zoning board approved a modest area-variance request that permits a 26-kilowatt standby generator at 24 Old Cross River Road.
Owner Eamon Cullinan told the board the generator would sit on or adjacent to the existing pool-equipment pad and add roughly 14–16 square feet of coverage (about 0.009% of building coverage and 0.01% impervious). He described the unit’s sound profile (about 67 dB at 23 feet under normal load and weekly self-test cycles lasting about 5 minutes at ~57 dB) and said mature pine trees and stone walls screen the unit from the road. Cullinan said moving the unit to a conforming 75-foot front-yard location would require significant disturbance to mature vegetation and increase the cost and utility runs.
After asking for any public comment (none appeared), the board found the requested variances not to produce an undesirable change in neighborhood character, imposed the standard requirement that an as-built survey with coverage calculations be filed prior to CO issuance, and approved the variances. The vote was recorded and the motion carried.
