Planning board approves Zeigler Custom Homes variance; approves two entitlement transfers for Anderson parcel

On Jan. 7, 2025, the Silver Creek Township Planning & Zoning Board approved a variance request from Zeigler Custom Homes to permit a deck that partially encroaches on the building setback from Locke Lake and approved two separate entitlement transfers related to a parcel owned by Darryle Anderson.
Chairman Chris Klein said the proposed house is fully compliant and that only the deck extends into the setback; he stated moving the house toward the road would interfere with the property’s septic system. Klein also noted the new home and deck would align with neighboring properties. Neighbor James Lunde spoke at the meeting in support of the variance.
Member Tom Vanek moved to approve the variance request; Member Mike Helman seconded. The board approved the variance by recorded action: 8 in favor, 0 opposed, with Member Mark Egge recorded as abstaining.
Separately, the board approved two unrelated motions concerning a parcel associated with Darryle Anderson. Member Mike Helman moved, and Member Jesse Dickinson seconded, to transfer one building entitlement from PID #216100264100 to PID #216100261403; that motion carried 9-0. Member Brandon Geyen then moved, with Member Justin Hall seconding, to move the portion of PID #216100252300 located southwest of the road to PID #216100264100; that motion also carried 9-0. The minutes record those votes as unanimous.
The board took these items during the meeting’s New Business segment and adjourned after completing the agenda.
