The Canton Township Planning Commission voted to recommend rezoning of a roughly six‑acre parcel at 4843 South Denton Road from R‑1 (one unit per acre) to R‑3 (roughly three units per acre), advancing the application to the township board for ordinance action.
Patrick, the township planning manager, said the master plan supports three units per acre and noted many surrounding parcels are already R‑3. He explained the conceptual plan submitted with the rezoning shows detached condominium units—about 14–15 total including one existing home—and that the concept is illustrative: the rezoning would make R‑3 zoning available but would not itself approve any final site plan. Patrick added that sewer extension would likely be required to make the illustrative plan feasible, and that engineering and future development reviews would evaluate traffic, grading and utility details.
Brian Biskner of the Umbilar Group, representing the applicant, said the master plan’s recommendation and the sanitary sewer master plan align with the rezoning request. He said the concept plan demonstrates how the parcel could achieve the density and that the applicant would pursue subsequent development approvals, including any necessary utility extensions.
Neighbor Amanda Pringle, who lives directly north of the parcel at 4785 Denton Road, objected to the road and traffic impacts she said would follow rezoning and said the proposed road would run adjacent to her property and disrupt the area’s rural character. Patrick and other commissioners said rezoning and a concept plan are separate actions and that future public hearings would allow neighbors to comment on specific development proposals and any required variances.
The commission’s recommendation includes standard findings under Section 27.06(D)(4) consistent with the zoning ordinance. The matter will move to the township board, where the rezoning would require two readings and official board action.
