Board approves commercial repairs and water/sewer for 109 State Highway 35, rejects tiny-house plan

Krissy Custer joined the Nov. 3 meeting by phone to request a land use permit and utility service at 109 State Highway 35. She said the building shell in Suite B needs bathroom repairs and that she intends to keep the property commercial and sublet sections. The board approved the permit for bathroom repairs and upgrades.
Custer also asked for water and sewer service to Lots 2 and 3. Leitzinger raised concerns that certain future uses (for example, an automotive body shop) could introduce chemicals to the sewer system and would need safeguards. McLimans strongly objected to siting a tiny house on Lot 3 because the parcel is commercially zoned and lies near the wastewater treatment plant; the board unanimously declined to approve residential tiny-house placement and approved water and sewer extensions only for commercial uses.
The board’s motion requires that a licensed plumber perform the installation and that Custer be billed for village work. The approvals were unanimous and limited to future commercial development; any residential proposal would require separate zoning and board consideration.
