The Planning Board carried the 254 Center Avenue subdivision and site plan item Jan. 7 after the property owner attended without the project architect and several consultant items remained open.
The owner, who identified himself as Fitim, said the architect was out of the country and had intended to join by link. Board members and consultants advised that several materials and consultant reports (Tarabella, Kellard Sessions, AKRF) need responses and that the architect’s presence would be helpful to address engineering and elevation questions.
Staff and a consultant noted a potential zoning issue about side yards in the R2F zone; staff said the residential zoning schedule indicates attached dwellings in R2F/R4F are exempt from side yard requirements, and asked the applicant to confirm that determination in provided materials. Staff also reported that a SHPO consultation or a SHPO 'no effect' letter should be in the record; the applicant was asked to provide any SHPO correspondence.
The board advised the applicant to update the submission to address consultant memos, provide the requested SHPO documentation, and return with the architect for a fuller review. No vote or approval was taken; the application was left open for the applicant to supply missing materials and appear at a future meeting.
