Planning commission recommends rezoning for two Sunnyside Drive parcels; developer outlines 10-house plan

The Forest Acres Planning Commission voted unanimously on Jan. 20 to recommend City Council rezone two parcels on Sunnyside Drive from PDD (Planned Development District) to R-1 (Low Density Residential).
The rezoning request, filed by Wilson Company of South Carolina, LLC, covers 1338 Sunnyside Dr (TMS 13907-01-09) and 1346 Sunnyside Dr (TMS 13907-01-11). City Administrator Shaun Greenwood summarized the parcelshistory and flood-zone constraints and reminded the commission that the city cannot stop a developer from revising a plan so long as any new design complies with the Unified Development Ordinance and the zoning code.
Evan Wilson, representing the applicant, described the proposal as creating larger single-family lots to reduce construction costs and land disturbance. "the current layout calls for ten lots for ten houses," the minutes record. When Commissioner Steven Powell asked about walking trails, Wilson said none were planned.
Six members of the public spoke during the item, expressing concerns about preserving wetlands and trees, maintaining the currently proposed lot layout, and the potential for lots to be subdivided in the future. After the discussion, Powell moved and Kristin Hudson seconded a recommendation in favor of rezoning; the commission voted unanimously to forward the recommendation to City Council.
The recommendation is advisory; final approval requires City Council action. Planning staff recorded the recommendation for transmittal to the council and listed forwarding the item as the next procedural step.
