Fernley planning panel approves 34-pump Maverick fueling station near I-80

The Fernley Planning Commission on Tuesday approved a conditional use permit for a Maverick fueling station and convenience store in the Victory Logistics District, clearing the way for a 34-pump, 24-hour operation near Interstate 80.

Associate Planner Lisa Warner told the commission the site is a 4.54-acre vacant parcel south of I-80 between Nevada Pacific Parkway and Duffy Road and is zoned planned development. "The proposed 34-pump gas station and 5,982 square foot convenience store will be part of the Maverick fueling stations chain," Warner said, summarizing staff findings that the use complies with the master plan and PD requirements and that impacts had been conditioned.

Derek Kirkland of Wood Rodgers, representing Maverick, said the project includes separate fueling areas and circulation designed to serve both autos and trucks and that the site plan provides 20 vehicle fueling positions and meets or exceeds landscape and parking requirements. He said the team has coordinated with NDOT and expects to secure NDOT encroachment permits, anticipates about a three- to four-month timeline for those permits, and designed access to meet NDOT standards.

Commissioners focused brief questions on whether truck fueling is allowed (the applicant confirmed truck and RV fueling is accommodated) and on the potential overlap with a proposed power facility; city counsel said no power district currently exists that would require a specific radius analysis.

Commissioner Williams moved to approve CUP 26001 subject to staff's modified conditions; Commissioner White seconded and the motion carried 6-0.

Next steps include final engineering, NDOT encroachment permitting for Duffy Road access, and an appeal period noted by staff (appeals due by June 21).
