The Silver Spring Township Zoning Hearing Board approved three variances for a property at 245 Woods Drive on Sept. 8, 2025.
Applicant and owner Dakota Willman requested variances from multiple provisions of the township zoning ordinance for a residence in the R-1 district: permission to rebuild a fence at six feet in height where Section 301.1 limits front-yard fences to 3 feet; relief from the 35 percent maximum impervious surface coverage for properties with public water and sewer per Section 204.C; and relief from the 35-foot rear property line setback required by Section 204.C. Willman presented evidence, including materials related to a right-of-way on the property. Zoning Hearing Officer Chelsea Leiby confirmed required legal notices had been published.
Board Member Darrell McMillan moved to approve the application and the three variances. James Hall seconded the motion, and the board approved it unanimously.
The approval allows Willman to demolish and rebuild an existing fence at six feet and to reconstruct an addition in the same location, subject to any conditions or permits not specified in the minutes. No public comment was received during the item.
