The Lufkin City Council voted to approve on second reading an ordinance to rezone two lots in the 1500 block of South Chestnut near Carr Drive from residential large to a local business zoning district and to amend the future land-use plan from medium-density residential to neighborhood commercial, a change covering about 5.2 acres.
Staff summarized the request, saying the property is surrounded by a mix of commercial and residential uses and that the Planning and Zoning Commission recommended approval after notifying nearby properties. "Staff sent out 14 public hearing notices to properties within 200 foot of the zone change and received 4 letters of support with no letters of opposition," the staff member reported.
City planner Elena Hilton said the applicant had not specified a particular business use and that the map amendment was intended to align zoning with the comprehensive plan. "The applicant has not stated a specific use that's intended for the property, just that it's intended for future commercial development," Hilton said.
A council member asked whether the change would permit commercial uses the current land-use designation did not allow; Hilton confirmed the amendment was intended to make the zoning consistent with the comprehensive plan. After brief discussion, a council member moved approval; the chair called a voice vote and the motion passed.
The ordinance was approved by voice vote; the record does not show a roll-call tally. Staff did not identify a specific purchaser or tenant at the hearing. The council did not provide additional conditions or amendments during the meeting.
