The Salem Township Board of Supervisors on Oct. 16 conditionally approved a request from Cherry Hills LP (successor to Mark Drive LLC) to increase the Miranda Place development from an originally approved 24‑unit duplex condominium layout to a 31‑unit townhome plan.
Atty. Falatovich, the township solicitor, explained that the 2021 approval granted conditional preliminary site plan acceptance for the 24‑unit duplex design and that Cherry Hills LP now seeks increased density to 31 units. He summarized the approval conditions: updated Stormwater Management (PCSM) plans and narratives reflecting the new layout and impervious areas; FTMSA/DEP/township approval of any increase in sanitary sewer taps so the total taps match the new density; the installation of traffic calming devices on Mark Drive (stop signs and advance warning signs) per the Township Engineer's recommendations; and submission of a revised recordable plan and any required homeowner association and compliance documents before final plan approval.
The Township Engineer recommended the applicant submit updated PCSM, E&S, profile drawings and an impervious area comparison between the previous and current designs to determine whether a new analysis is necessary. The board voted unanimously to grant conditional approval and directed the developer to return to the Planning Commission with the revised, recordable plan once those conditions are satisfied.
No final sanitary tap allocation was recorded at the meeting; minutes note that 25 taps had been allocated and that additional tap approvals are required to match the 31‑unit density.
