Fairfield Properties wins approval for exterior alterations at 6 West 1st and 8–10 West 1st Street

Pete Tortorello, representing Fairfield Properties and the ownership group that recently acquired the corner buildings at 6 West 1st and 8–10 West 1st Street, presented an exterior‑alteration and site plan package.
Tortorello said they will reclad the small 'Yellow House' (Carriage House) with hardy plank, replace nearly all windows while repairing the storefront, install a new roof, add three skylights at 6 West 1st, shift a door to improve visibility from West 1st and add a bay window in place of two windows on the rear building. He said the current rear yard has ad hoc tandem parking and that the plan reduces the rear parking to three spaces accessed from the alley.
He also said the project reduces the dumpster footprint from a 4‑yard to a 2‑yard container and that collection frequency will increase to avoid overflow. For 6 West 1st Street, the new condenser will sit inside an existing fenced enclosure behind the adjacent building; the applicant said they will attempt to match brick collars, mortar and color for masonry repairs.
Commissioners praised the comprehensive application and suggested modest streetscape enhancements such as window boxes or other tenant‑driven decorative details once tenants are identified. Commissioner Moore had requested that exterior sconces use 3,000 Kelvin bulbs rather than 3,000–4,000 K; staff and the applicant agreed to the 3,000 K selection.
Chair asked for a motion to approve case A‑26‑2026 as submitted with a request to consider additional visual dressing for 6 West 1st when tenants are determined and to install 3,000 K light fixtures. Willoughby moved, a commissioner seconded, and roll call recorded ayes; the motion passed.
