The North Myrtle Beach Planning Commission voted April 21 to approve a minor planned development district amendment for Hope Point (Z-26-9) after the applicant submitted revised townhouse elevations to address prior compatibility concerns.
Staff introduced the amendment and said the applicant had redone the elevations after the commission denied the prior proposal in March over architectural compatibility. During discussion Commissioners raised visual details they said were out of place on the renderings and recommended design consistentcy for street-facing facades.
“ I move that the planning commission approves the minor plan development district amendment to the Hope Point PDD Z-26-9 with the addition of eyebrows to the new renderings and shutters on street facing windows, ” Commissioner (S4) said when making the motion. The commission had a first and second, called the question and voted in favor.
The commission’s action adds a requirement that the front-facing units include matching ‘eyebrow’ trim and shutters on street-facing windows. Staff characterized the change as an architectural consistency item rather than a change to density or lot layout.
Why it matters: The change is procedural for architectural review but affects the visible character of townhomes facing public streets, which commissioners said matters for neighborhood compatibility and precedent in future PDD applications.
