The Planning & Zoning Commission recommended approval, with conditions, of Case 2026-SUB-01 to subdivide one existing lot at 695 Gravois Bluffs Boulevard into two lots to create an outlot for future development.
Alderman Ron Harrell, the Planning & Zoning liaison, said the petitioner, Gravois Bluffs III, LLC, seeks the split to create an outlot in the existing parking area near the former Big Lots/future Havertys location. The recommendation includes conditions requiring: (1) final plat identification as "Final Plat of Gravois Bluffs Plat Fourteen," (2) indicated 15-foot front setbacks along streets and access easements, (3) signature by the Planning & Zoning Chairperson for municipal certification, (4) review of buffer areas at the time of site development (the Commission granted a departure from buffer requirements to permit the subdivision without removing significant existing pavement), and (5) recording of the plat within 60 days or the approval will expire.
Commission staff said the departure defers landscape/buffer compliance until site development rather than eliminating the requirement. The Commission also required that permanent monuments be set at lot corners within 12 months after recording.
The Commission’s recommendation will be considered by the Board of Aldermen as part of the normal approval process.
