River Ridge board approves gatehouse redesign and neighborhood signage program

The River Ridge Community Development District on Oct. 22 authorized Bowman to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved a separate Bowman proposal to replace monuments and signage throughout Pelican Sound neighborhoods.

Eric Long presented RG Architects’ fee proposal for the gatehouse redesign, noting the buildings will receive a facelift rather than demolition. He said the main gate has been struck 12 times this year and that design and permitting are expected to take 12 to 18 months. The board discussed zoning, elevation changes and the need for an updated elevation certificate; Mr. Krebs said original construction drawings might be scanned on file.

Board members approved authorizing Bowman to retain RG as a subconsultant and authorized the chair to execute documents after review by district counsel and the district manager. Mr. Long said the district will book the $62,500 expenditure as a reimbursable, to be invoiced to the CDD when financing is issued, allowing design work to begin ahead of construction in 2026.

Separately, the board approved the Bowman Consulting Group proposal for landscape architecture services to update all Pelican Sound monuments and neighborhood signage; Mr. Long said neighborhood replacements are budgeted under Pelican Sound replacement reserves.

The board named Mr. Long to lead the projects with Mr. Blumenthal serving as the board liaison and requested that information and renderings be provided to neighborhoods as appropriate. Mr. Krebs will confirm subcontracting steps and whether a Subconsultant Agreement or existing agreements control markup and terms.

The board voted unanimously on both authorizations; counsel and staff will finalize agreements for manager review and chair execution.
