Sanbornton board, conservation commission move to bar deferral of Land Conservation Areas

The Sanbornton Planning Board met with members of the Sanbornton Conservation Commission on Jan. 7 to refine proposed Land Conservation Area (LCA) language and to clarify how LCAs would operate in subdivision review.
Planning Board members and Conservation Commission participants — including Karen Bordeau, Dave Perry and Brandon Deacon — discussed contact information, the definition of a parent parcel, how an LCA restriction should take precedence, and the circumstances under which lot line adjustments would affect an LCA. The Conservation Commission emphasized that an LCA should be established at the time of the current subdivision rather than deferred to future owners or subsequent subdivisions.
Brandon Deacon agreed to “add throughout language into the standards of no longer allowing LCA deferrals” and to provide the Planning Board with a final draft and a tracking document that explains revisions and rationales. The board did not take a formal vote on the substantive LCA language during the workshop; the item remains in Old Business pending the next draft.
Next steps: the Planning Board will review the Conservation Commission’s draft and the accompanying tracking document once submitted. No ordinance or regulation change was adopted at the Jan. 7 meeting.
