Chair Jim Hoyt told the Highway Building Advisory Committee on Aug. 13, 2025 that he sent a draft building plan to a drafter who quoted $2,000 for the initial plan and noted potential structural constraints.
The drafter examined the proposed mezzanine wall placement and concluded it would be too far for a single 60-foot truss. To address that, the drafter recommended adding a central support beam in the garage area so the roof could be built with two 40-foot trusses. The drafter also suggested a 4-foot cement wall between the entry area and the garage.
Committee members noted that the drafter’s observations will affect cost estimates and that final siting and structural details will depend on completed surveys and septic design. Town Administrator April Rollins pointed to two budget lines with available funds totaling $32,000 that could be used to pay for early planning work while the committee considered whether to pursue a bond at the 2026 Town Meeting.
Members emphasized that determining the proper scale of the building now will affect long-term costs: a smaller building built now could require a costlier expansion later, but a larger bond ask requires voter support.
