Heather, a planning staff member, told the board the applicant originally proposed a roughly 22-by-20-foot rear deck but, after seeking relief from the Zoning Board of Appeals, revised the design. Under the new plan the deck footprint would be 22 by 15 feet, with piers and girders extending 12 feet from the house and a 3-foot cantilever; the stairs have been located within that deck footprint so they do not encroach closer to the top of the bluff than the existing stair edge. Heather said the ZBA granted the requested relief (appeal number 2026-011, dated June 11) and that the applicant submitted a restoration/revegetation planting plan to address prior clearing at the bluff top.
The board’s resolution granting the Chapter 219 coastal erosion permit conditions approval on installation of the submitted plantings. The motion to approve was moved and seconded and carried on a roll-call vote announced by the chair.
The board did not receive any public comment on the item at the meeting. The decision completes local permitting for the revised deck; the transcript does not specify any additional state or federal approvals.
