Commissioners approve variances for Greenridge subdivision design featuring mid-block pedestrian crossings

Area Plan staff presented three variances for Greenridge (formerly Eastland) Subdivision Section 1 that adjust standard road geometry requirements in the subdivision code while proposing traffic-calming measures.
Ryan O'Gara of the Area Plan Commission said the variances relate to intersections and pavement width: one intersection (Street B and Street C) does not meet the 100-foot right-angle tangent requirement but will be stop-controlled and has no sight-distance impacts; Streets C and D will feature mid-block pedestrian crossings that reduce pavement widths from 26 to 20 feet in those locations and will be highlighted with yellow signage, pavement markings and tapered curb; and Street C's tangent onto McCarty Lane is less than 100 feet because a County Highway-requested right-turn lane altered the alignment, but outbound sight distances are not impacted.
Commissioner Thomas P. Murtaugh noted the Highway Department reviewed and supports the variances. Commissioner David S. Byers moved to approve the three subdivision variances; Murtaugh seconded and the motions were recorded as carried.
The approval permits narrower pavement at the designated pedestrian crossings as a traffic-calming measure and relies on stop controls and markings to mitigate sight-line concerns. The minutes do not record any conditions beyond the controls and markings described by Area Plan staff, nor do they include a roll-call vote tally.
