Myers Properties LLC presented a site plan for 143 Jacks Hill Road proposing two single‑story industrial buildings (10,800 sq ft each) and associated parking, loading and utility infrastructure.
Chris Pawlowski, the applicant’s engineer, described the layout: two typical overhead‑door industrial bays, a widened wetland crossing to meet the town’s driveway standard, stormwater management including underground detention chambers and an emergency spillway with a long level spreader designed to reduce spot‑channeling and erosion, and a forced‑main sewer connection routed to Fox Hollow Road through an easement. Pawlowski said the property is zoned industrial and that the design meets setbacks, coverage and parking requirements; he estimated about 48 parking spaces to allow flexibility for future tenants.
Pawlowski told the commission that wetlands commission approval for the crossing has been obtained but that WPCA and certain utility will‑serve letters remain outstanding. Commissioners and staff discussed grading, erosion control, loading areas and the need for WPCA sign‑off before the project can proceed. One commissioner asked for confirmation that an existing unoccupied residence and barn shown on the assessor’s card will be removed; Pawlowski confirmed the buildings are planned to be removed as part of site construction.
Because agency approvals and some paperwork were still pending, the commission voted to table application Z‑24‑101 (143 Jacks Hill Road) pending submission of the outstanding documentation and WPCA approval.
