Bolton commission gives informal consent for James Read to advance lakeside house plan

The Bolton Inland Wetlands Commission on Dec. 17 reviewed an informal application from James Read for a 600‑square‑foot house on a lakeside vacant lot at 21–31 Vernon Road and granted unanimous informal consent for Read to move forward with a formal application.
Alyssa Barroso, Bolton's wetlands agent, told commissioners the proposal includes shore erosion control, a paver driveway and a plan to retain as many existing trees as possible. Barroso said she saw "no direct impact to the wetlands" in the materials presented to the commission.
Chair Ross Lally asked Read whether he planned to add a dock; Read replied he "has no intention of installing a dock on the property" and said he supported the current proposal. Commissioners asked questions about the proposed well location and elevation changes between the road and the lake and about the planned siting of the house in relation to the road and shoreline.
Following the informal presentation and discussion, the commission gave unanimous consent for Read to move forward with a formal application and related permitting steps; the consent was advisory and does not substitute for any required permits or formal approvals.
The commission did not take a formal permit vote at the Dec. 17 meeting. The agent and applicant will proceed with the application process and the commission asked staff to monitor site-related details as the project advances.
